The Real Estate Market in Trilogy at Vistancia is Very Active Again!

Today’s year over year comparison report is being done on Trilogy at Vistancia. This report covers the timeframe of February 26, 2013 to August 26, 2013 against the same six month period in 2012. The Trilogy at Vistancia real estate market is seeing positive results in many areas. Here are the facts according to the Multiple Listing Service covering Maricopa County in Arizona.


                The number of homes active on the market increased 29 percent

                The number of new listings that came on the market increased 53 percent

                The number of homes that went under contract increased 21 percent

                The number of home sold increased 7 percent

                The average sales price increased 11 percent

                And sellers received, on average, 97 percent of their asking price


As you see above, the 29 percent increase of homes active on the market was met with just a 7 percent increase in homes sold. This gave buyers a larger number of options to choose from. This did not seem to damper the number of new listings that came on the market. And it seems to have fueled higher prices with the average sales price in Trilogy being $319,682 for the most recent six month period.


Over the last twelve months there were 333 homes sold in Trilogy.  That equates to a monthly average of 27.75 homes per month.  Today there are just 81 homes for sale in Trilogy equaling 2.92 months of inventory. This indicates that the real estate market in Trilogy is very active today and leaning to a seller’s market. 


Sellers should note that this buying activity will continue to be fueled when buyers find homes that are in good condition and priced to the market.  This can make it challenging for sellers to capture the buyer’s attention. Timing, condition, pricing, and preparation will make all the difference in successfully marketing your home and selling it at the best price given the current market.


If you are a buyer who has been looking at the Trilogy real estate market, weeding through the increase in inventory will make it more of a challenge for you to find the right home.  This is especially true when you want to find that well maintained and cared for home that is priced to the market as many other buyers will be your competition.  With just 2.92 months of inventory for sale in Trilogy you will need to be prepared to act fast when you find that home you’ve been looking for.


This is where working with a seasoned experience real estate agent will be to your advantage.  Whether you’re a buyer or a seller, it is always best to work with an agent who knows the marketplace.  And no matter how clean an agreement/sale may seem when you sign that contract, issues can come up during the escrow period where you will be best served by an agent with many years of experience and who knows what needs to be done to protect your interests.
